1. Proficiency in the execution of strategies and recommendations to improve operational and product-specific issues

2. Availability of accurate data related to the project, to align processes with company objectives

3. Proficiency in conducting Feasibility studies to ensure the project is profitable considering the current market situation

4. Proficiency in leading, and organizing the Project Development team through timely preparation of material and cost estimates

5. Alignment of company processes with Project Management best practices through regular review of monitoring of project progress

6. Accuracy and timeliness of project review to draw up projected budgets and monitor any design changes and their impact on the cost to achieve business objectives

7. Timeliness in the analysis of existing budgets with current material cost and quantities in the different project stages (Cost Planning, Tendering, Construction and Post Construction phase)

8. Proficiency in cost control through accuracy and timeliness of project cost computation so that adjustments can be made to ensure the project remains within budget 

9. Timeliness in the identification of corresponding costs/budgets for all project-related items which must be agreed upon with concerned departments

10. Effectiveness of negotiation with contractors, builders, consultants, and project teams to ensure all material and cost requirements are met, and the project remains within budget and agreed time

11. Ensure compliance of design and estimates with applicable regulations

12. Availability of relevant information and documents from the Investment team, analyze site, market, and feasibility of the property to acquire

13. Timely feasibility studies for a property to be inquired considering the site, market, and current condition

14. Proficiency in leading the project team, composed of other departments, from project conceptualization to project delivery to ensure the company’s goals and targets are met 

15. Proficient in the coordination of project-related solutions and cost control through value engineering based on the latest trends and applications without sacrificing quality and cost

16. Timely review of Variation Order to manage the impact on project cost of any increase/decrease in quantities with the project scope after awarding of the bid

17. Ensure personal growth and competency enhancement by aligning individual objectives with the organization's goals

18. And all other duties and responsibilities which are not limited to these that may be assigned to you by the management.

- Has Bachelor’s Degree

- Has 5 yrs experience in Business Development and/or Project Development from a Real Estate Industry

- Experience in Land Acquisition and due diligence is an advantage

- Has excellent communication skills
