JOB DUTIES AND RESPONSIBILITIES:
Project Conceptualization
- Assist in the creation of project concepts, ensuring alignment with organizational goals and market needs.
- Contribute to the preparation of feasibility studies that serve as the foundation for project development and conceptualization.
- Develop comprehensive project briefs and value propositions that capture the essence of the project and its market potential.
- Actively identify potential risks and propose effective mitigation strategies to ensure project success.
Planning Stage
- Participate in coordination meetings to ensure that project design intent is upheld, and customer satisfaction issues are addressed proactively.
- Provide valuable input during meetings to resolve project challenges and refine planning.
- Assist in determining project budgets and timelines based on given parameters and requirements.
- Evaluate resource needs and provide recommendations on the allocation of additional resources as necessary.
- Recommend competitive pricing strategies and favorable payment terms.
- Forecast and track project costs and revenues, ensuring financial goals are met.
Collaboration with Sales and Marketing
- Work closely with the Sales and Marketing teams to prepare for successful project launches, ensuring that marketing plans align with project objectives.
- Identify key market segments and suitable real estate projects that fit market demand and the company’s portfolio.
- Provide guidance to the market research team by identifying areas of focus for consumer insights and data collection.
- Assist the Marketing team in developing promotional materials, ensuring they align with the brand, positioning, and budget constraints.
Project Implementation
- Lead the application and acquisition of necessary permits and licenses, ensuring regulatory compliance.
- Oversee and monitor Sales and Marketing activities to ensure alignment with project timelines and objectives.
- Prepare and update financial models, regularly assessing both ongoing and proposed projects to ensure financial viability.
- Assist in tracking the progress of projects, ensuring timelines, budgets, and quality standards are met through regular site visits and monitoring.
- Support the PD Associate Manager/Manager in preparing detailed implementation plans for new project concepts.
Other Tasks
- Supervise and provide guidance to Project Development Assistants and Supervisors, ensuring efficient execution of their assigned duties.
- Prepare and present regular status reports that detail project progress, challenges, and resolutions.
- Play an active role in the product delivery process, ensuring that projects are completed according to specifications.
- Identify opportunities for process improvements and suggest recommendations for better operational efficiency.
- Collaborate with the PD Associate Manager/Manager in addressing operational issues and proposing actionable solutions.
JOB QUALIFICATIONS:
- Must have a bachelor's degree in Business Administration, Project Management or any business related courses
- At least three (3) years of experience in Project Development
- Comprehensive knowledge of real estate development processes, including feasibility studies, design, permitting, construction, and project delivery.
- Proficient in market research and analysis, including identifying key market trends, assessing competitive landscapes, and utilizing data to drive informed decision-making and strategy.
